It depends far more on the quality of the first submission than on the tower. A complete pack with dimensioned existing and proposed layouts, the ceiling grid drawn, sprinkler and detector positions marked, a valid contractor licence and current insurance certificates tends to move through in days. A pack missing any one of those goes back for a revision, and each revision cycle costs you a week or so. We would rather spend two extra days on drawings than lose three weeks to resubmissions.

This comes up constantly in towers handed over between 2007 and 2012, because the mineral fibre tile originally specified is often discontinued and the replacement is a slightly different white and a different face pattern. The usual fix is not to buy more tiles for the visible area. We lift good original tiles from a store room, a rear corridor or above a cupboard run, move them into the exposed ceiling, and put the new tiles where nobody looks up.

Some of it, yes. Joinery adjustments, marble polishing, tile patching and lamp changes can usually run during the day if the tower permits quiet works in trading hours. Anything involving coring, track fixing, grid removal or dust needs the floor clear, and in most JLT towers that means an evening or a weekend block booked against a permit. We will tell you which category your job falls into at survey, before you plan around it.

Monday to Saturday, 8:00 to 19:00. Urgent same-day slots sit inside those hours and are kept for smaller repairs, a failed light circuit, a dropped ceiling tile, a door that will not close. Evening and weekend shifts for larger alteration works are planned in advance, because both the permit and the service lift booking have to be confirmed by the tower before we can commit to a date.

For anything that changes the layout, yes. A large number of JLT units are owned by individual investors rather than a single corporate landlord, and getting a signed no objection letter from an owner who lives outside the UAE is the most common reason a start date slips. If you know a partition change is coming, start that request first and let the drawings catch up to it.

A floor plan gets us to a sensible range and tells us whether the job is a permit job or a same-day job. We still visit before a fixed price, because in a fifteen-year-old tower the things that change the number are the ones a plan will not show: how square the grid still is, what the original circuits were sized for, whether the perimeter trunking has any capacity left, and what the last three tenants left behind above the ceiling.
