Anything that touches fire detection, sprinklers, emergency lighting or a fire rated wall is looked at by Dubai Civil Defence, and larger layout changes fall under Dubai Municipality building permit rules. We tell you which category your job sits in at survey stage, before you plan a move-in date around it.

Plan on a week to ten days for a straightforward job. That is not our lead time, it is the permit and the lift. Most towers here process contractor permits in batches, and the service lift is booked in blocks that other tenants are also competing for at the end of the month. Our office line runs Monday to Saturday, 8:00 to 19:00, and urgent same-day slots inside those hours cover small repairs such as a fallen ceiling tile, a dead lighting circuit or a door that has dropped.

Yes. A shell and core floor has a screed, blockwork to the core, a builder's electrical supply and nothing else inside the demise. No grid, no lighting, no partitions, no floor finish and no fitted washroom. It needs a longer programme and more permit stages than a fitted floor where you are moving two walls, and it usually allows daytime working because there is nobody on the floor to disturb. We survey and give you the sequence before you sign anything with a date in it.

For some scopes, yes. Reception joinery, a single meeting room or a run of lighting can be screened off in bays and phased so the rest of the floor keeps trading. Anything that involves core drilling, track fixing into the slab, or lifting more than a few ceiling tiles is better done outside trading hours, and in most Business Bay towers the building manager will insist on that anyway once the permit is read.

We can price a simple partition or a lighting alteration from a marked-up plan sent on WhatsApp. Anything larger needs a site visit, because the two things that move a Business Bay price most are not on the drawing: the state of the existing ceiling grid, and how the building expects material and debris to move through it.
