Almost always, yes. Dubai Marina is not a free zone, so there is no single fit-out desk covering the whole district. Approval sits with each tower's owners association and its appointed facilities team, and every building words its forms differently. We prepare the pack: scope description, method statement, worker list with Emirates ID copies, insurance details and the requested working hours. If the building asks for a contractor induction before access, we book it before the start date rather than on the morning of it.

Salt carried off the water settles on everything within a few hundred metres of the marina channel, and Marina humidity keeps it damp long enough to work. Ironmongery in units facing the water pits and stiffens years earlier than the same product would inland. The usual sequence is a door that drags, then a closer that leaks oil, then a lock cylinder that binds. Replacing like for like in a plated finish restarts the same clock, so on waterfront elevations we specify stainless or marine grade fittings instead.

That is the normal condition in Marina, where floors are split into small suites under separate landlords. We keep cutting off site, run grinders and drills on extraction, wet cut tile and stone, and bag any enclosure that has to sit inside the suite. Corridors and lift lobbies get protection down before the first delivery and lifted at the end of each shift. Chasing and drilling is confined to an agreed window, usually early morning or after the shared reception closes.

In most cases the floor is refinished in strips overnight so the unit trades the next morning. Polished stone at a promenade entrance takes grit and salt on every footfall, and diamond polishing removes the dull traffic band without replacing anything. The entrance threshold is usually the worst area, and it is treated separately because it needs to be walkable before opening. Where a full replacement is unavoidable, we phase the unit in halves rather than shutting it.

Monday to Saturday, 8:00 to 19:00, with urgent same-day slots when something is stopping the office from operating. Marina buildings often set their own quiet hours on top of that, and several restrict heavy deliveries to early morning because of parking pressure on the service roads. We work inside whichever window is tighter, yours or the building's, and confirm it in writing before the first visit.

Small suites are most of what we do here. A large share of Marina office stock is single rooms and two-room suites held by individual landlords rather than one company holding a full floor, so a job is often one washroom, one ceiling void or one damaged run of skirting. We quote those the same way as larger works, with the access and permit time included rather than added later.
