Usually the railing itself is common property, not part of your unit, which means the owners association and building management decide what happens to it. We can inspect it, tell you honestly whether it is a cosmetic problem or a fixing problem, and write up the scope so you have something concrete to put to your building office. Work on the inside face of the balcony, the floor, the stone and the light fittings is generally yours to commission.

We work Monday to Saturday, 8:00 to 19:00, and hold urgent same-day slots for short-let owners when the diary allows. Send the checkout list with the guest departure time and we will confirm a window. Most snag lists, chipped thresholds, blown downlights, lifting silicone, sticking wardrobe doors, are done inside one visit.

Every item on the list is photographed on completion and sent to you before the technician leaves the building. You sign off from the pictures, not from a phone call. If something on site turns out to be bigger than the list suggested, you get a photo and a message before any extra work starts, never a surprise on the invoice.

Through the basement or the service road behind the cluster, then up in the service lift. Most JBR buildings require that lift to be reserved through the building management office in advance and padded for anything bulky. We handle that booking as part of the job, along with technician registration at reception.

For internal, non-structural work such as tiling, marble restoration, gypsum repairs, socket and lighting changes, carpentry or a bathroom refit, generally no, though the building will still want the visit logged and the lift booked. Anything touching the facade, the balcony railing, external glazing frames or shared risers needs owners association approval first. We tell you which side of that line your job falls on before we quote, not after.
